Maintenance Leader (Non Exec Position)



Job Description

Supervises the maintenance team and oversee the maintenance department. Perform all maintenance requirements including but not limited to hiring, planning, scheduling, estimating, assigning, coordinating, and supervising all work including contracted labor.  Required to live in-house at the property.


CANDIDATE PROFILE

Education and Experience 

  • High School degree/diploma.  Two years of college or vocational training in electrical, mechanical, architectural engineering or plumbing preferred.

OR

Minimum 3 years’ experience in maintenance or related field.


CORE WORK ACTIVITIES

Job Responsibilities 

  • Assign all unit work orders to maintenance staff. This includes, but is not limited to, analyzing/repairing plumbing, electrical, air conditioning and carpentry.
  • Audit repairs/maintenance tasks performed by maintenance team ensuring satisfactory and timely completion of all work orders. Report findings to individual owners, hotel operations and outside contractors as necessary.
  • Ensure that all units and company property are maintained and in proper operating condition. Ensure that inventories are accurate and kept current.
  • Communicate with owners regarding repairs requiring expense approval. Consult with manager and owner services regarding necessary outside professional services; work with manager to contract services.
  • Responsible for managing cleanliness, orderliness, safety and functionality of maintenance shops. Orders supplies as needed. Safeguards all employees, supplies, equipment and tools.
  • Responsible for the maintenance employee hiring, scheduling, trainings, performance evaluations, and/or corrective actions.
  • Responsible for maintaining the annual maintenance budget.
  • Perform all assigned duties as requested.

Conducting Human Resources Activities 

  • Uses all available on the job training tools to train new room attendants and provide follow-up training as necessary.  
  • Establishes and maintains open, collaborative relationships with employees and ensures employees do the same with them.  
  • Schedules employees to business demands and for tracks employee time and attendance.  
  • Ensures employees understand expectations and parameters.  
  • Ensures property policies are administered fairly and consistently, disciplinary procedures and documentation are completed according to Standard and Local Operating Procedures (SOPs and LSOPs) and support the Peer Review Process. 
  • Supervises staffing levels to ensure that guest service, operational needs, and financial objectives are met.  
  • Observes service behaviors of employees and provides feedback to individuals.  
  • Ensures employee recognition is taking place on all shifts.  
  • Participates in an on-going employee recognition program.  
  • Solicits employee feedback, utilizes an --open door-- policy, and reviews employee satisfaction results to identify and address employee problems or concerns.  
  • Participates in employee progressive discipline procedures.  
  • Celebrates successes and publicly recognizes the contributions of team members.

  • Sets a positive example for guest relations.  
  • Participates in the development and implementation of corrective action plans to improve guest satisfaction.  
  • Empowers employees to provide excellent customer service.  
  • Emphasizes guest satisfaction during all departmental meetings and focuses on continuous improvement.  
  • Responds to and handles guest problems and complaints.  
  • Strives to improve service performance.
